Apartment Rules and Regulations

In order to enhance the well-being of all residents and ensure the appropriate utilization of both the leased premises and the entire building, Tenants consent to adhering to the subsequent Rules and Regulations.
These Rules and Regulations constitute an integral component of the Tenants' Lease.

Regulations for the Premises

1. Residential Use and Legal Compliance
Tenants are hereby obligated to utilize the leased premises exclusively for residential purposes. Under no circumstances shall any commercial activities be conducted within the premises. It is imperative that all applicable laws, municipal ordinances, and health regulations are adhered to at all times. Tenants must exercise due diligence to avoid actions that might tarnish the reputation or condition of the building and its proprietor. Notably, any form of solicitation, whether undertaken by tenants or their guests, is unequivocally proscribed.

2. Fire Safety and Regulations
Tenants are duty-bound to refrain from any acts or the possession of items that could potentially heighten the risk of fire or contravene fire safety and insurance regulations within the premises.

3. Respect for Tranquillity and Civility
Tenants shall extend due respect to the rights of fellow occupants within the building to enjoy peace and quiet. To this end, undue disturbances caused by raised voices, excessive noise, amplified music, radios, televisions, odours, or any other disruptive means must be avoided. Any conduct that constitutes abuse, disorder, violence, or harassment by tenants, including the use of inappropriate language or making explicit comments, is strictly prohibited. Such behaviours will result in the immediate termination of the lease agreement. Likewise, any act of vandalism, whether verbal or physical, directed towards the landlord's property or premises, is expressly forbidden.

4. Accountability for Guests and Visitors
Tenants are hereby held responsible for the behaviours and actions of their guests, visitors, and invitees. Under no circumstances shall these individuals be permitted to breach the tenants' lease agreement or the established Rules and Regulations. In cases where the conduct of said guests, visitors, or invitees results in damage or necessitates clean-up, tenants shall bear the financial responsibility for such consequences.

5. Proper Use of Utility Controls
With the exception of controls situated within tenants' individual premises and intended for their exclusive use, tenants are prohibited from manipulating any other utility controls integral to the building's operation without the express prior written consent of the landlord. This stipulation encompasses, but is not limited to, controls related to heating, air conditioning, water, sewage, gas, electricity (including lighting), elevators, laundry facilities, and any other equipment. Moreover, access to the boiler/furnace room is restricted.

6. Unimpeded Common Areas
Tenants shall abstain from obstructing any building entrances, public spaces, hallways, corridors, staircases, exits, elevators, lobbies, driveways, parking areas, pathways, or fire escapes.

7. Preservation of Premises' Condition
Tenants shall not introduce nails, screws, or any fasteners into walls, floors, tiles, ceilings, woodwork, or partitions. Drilling holes or affixing items to any part of the premises that may cause damage or defacement is strictly prohibited. While hanging pictures is permissible, only small-sized "a" type “Bulldog” hanger or push pins are allowed. The use of tape, adhesive, or glue in any form is expressly disallowed. Furthermore, nothing, including clothing, towels, images, or other items, may be suspended from ceilings, pipes, sprinklers, or any fixture within the premises.

8. Animals Policy
Unless explicitly modified by the Lease, animals of any kind are prohibited within the premises at any time, except for legally authorized guide dogs.

9. Locks, Security, and Law Enforcement
The landlord assumes no responsibility for tenant-related charges incurred through law enforcement due to personal matters. Tenants are prohibited from altering locks or keying in any manner.

10. Furnishings and Property Placement
The removal of furnishings from the premises and their placement in communal areas, basements, hallways, porches, or balconies, even for temporary periods, necessitates prior written consent from the landlord. The attachment, hanging, or use of blinds, shades, or screens on windows and doors is strictly prohibited without the landlord's explicit written authorization.

11. Decorating and Restoration
Prior written consent from the landlord is required for tenants to varnish, paint, paper, or decorate any walls, floors, doors, woodwork, or cabinets. Restoration costs, including cases where decoration was initially permitted, shall be borne by the tenants. However, such restoration efforts must be supervised by the landlord.

12. Vehicle and Bicycle Regulations
No vehicles or bicycles are to obstruct driveways or impede others' access. Parking on lawns, patios, walkways, or extensions is forbidden. Bicycles are not to be brought onto the premises without prior consent from the landlord. Vehicle maintenance, lubrication, or washing on driveways or parking areas is prohibited. Furthermore, tenants are responsible for the removal and clean-up of any vehicle or bicycle, owned by tenants or their guests, that leaks oil or hydraulic fluid, which could damage the premises' surfaces, including potential environmental clean-up and repairs.

13. Responsible Resource Usage
Tenants are expected to exhibit reasonable water and energy conservation practices. The reporting of malfunctioning toilets and faucets to the landlord for prompt service is mandatory. Tenants are also required to exercise caution regarding heating usage, leaving windows open during cold weather, and leaving unattended electrical devices, including televisions. The removal of screens and/or storms from windows, even momentarily, is strictly prohibited.

14. Radio Equipment and Aerials
Tenants are prohibited from installing aerials or antennas on the premises without obtaining both appropriate filtering equipment and prior written consent from the landlord.

15. Appropriate Use of Plumbing Facilities
Tenants are exclusively permitted to use toilets, tubs, and sinks for their intended purposes. These fixtures must not be employed for the disposal of sweepings, garbage, rags, sanitary napkins, or other items prone to clogging. Tenants are liable for any expenses incurred by the landlord for repairs related to damages caused by such improper use.

16. Prudent Storage of Personal Items
Personal property may only be stored within the confines of tenants' individual premises or as designated in writing by the landlord. Storage of flammable or explosive agents, including kerosene and gasoline, is categorically prohibited. The landlord assumes no responsibility for any items left within the premises following the expiration of the Lease term.

17. Efficient Waste Disposal
All trash and garbage, including recyclables, must be appropriately deposited into the designated trash and recycle containers provided by the landlord. Container lids, if present, are to be securely closed at all times. In single-family homes and duplexes, tenants are required to place trash cans and recycle bins curbside on scheduled pick-up days, promptly returning them to their non-curbside positions on the same day.

18. Housekeeping and Cleaning Services
To maintain the property's cleanliness and order, a housekeeper is on standby to provide a comprehensive cleaning service, including weekly deep cleaning and bedding change. Additional cleaning days are available at an additional cost.

19. Exterior Display Regulations
Tenants must refrain from displaying signs, flags, placards, advertisements, notices, pictures, ornaments, stickers, handbills, or any form of lettering on the exterior of the building or premises unless expressly authorized in writing by the landlord.

20. Roof Access Restriction
Under no circumstances are tenants permitted to access the building's roof for any purpose.

21. Prohibited Items and Equipment
The use of waterbeds and weightlifting equipment within the premises is strictly prohibited. Additionally, air conditioners, microwave ovens, space heaters, hot plates, washers, dryers, and refrigerators beyond those supplied by the landlord require prior written permission for installation.

22. Loft Usage Restriction
The construction and usage of lofts within the premises are explicitly prohibited.

23. Smoking Policy
Smoking is strictly forbidden within the property's interior. Designated smoking areas have been provided outdoors in the backyard and on the balcony.

24. Smoke Detector Maintenance
Tenants are prohibited from removing batteries from smoke detectors or any other form of disarming these vital safety components.

25. Drug and Paraphernalia Prohibition
The possession, sale, or use of illegal drugs or drug paraphernalia within the premises or the building is categorically prohibited.

26. Lighting Fixture Responsibilities
At the initiation of the Lease term, the landlord shall provide functioning light bulbs for all fixtures. During the lease period, tenants are responsible for replacing light bulbs in all lighting fixtures within the premises. Upon the conclusion of the Lease, functioning light bulbs must be left in all fixtures.

27. Lethal Weapon Prohibition
The possession, usage, or storage of lethal weapons within any area of the building is strictly prohibited. The term "lethal weapon" encompasses all deadly instruments capable of causing death or grave bodily harm, including but not limited to firearms, hunting knives, switchblades, bows and arrows, machetes, and similar implements.

28. Reporting of Maintenance Issues
Tenants are required to submit maintenance requests in writing to the landlord. Whenever possible, requests should provide specific details of the issue at hand. In cases where damages result from tenant or guest violations of these stipulated Rules and Regulations, tenants bear full responsibility for reimbursing the landlord for necessary repair costs.

These Rules and Regulations, collectively, contribute to the orderly and harmonious coexistence of all tenants within the premises. Failure to comply with these guidelines may result in the enforcement of contractual measures outlined in the lease agreement.

Disclaimer: By renting this apartment, the tenant agrees to assume full responsibility for any damages to the property and any injuries sustained by themselves or their guests while on the premises. The landlord is not liable for any accidents, injuries, or damages that occur during the rental period. The tenant is expected to maintain the apartment in good condition and report any issues promptly. Renters are encouraged to obtain personal liability insurance to cover any potential incidents.
